What do association dues cover?
Under Republic Act No. 4726 or the Condominium Act, a condominium corporation can collect association dues, membership fees, and other assessment charges to effectively perform its function of maintaining or improving the common areas of the condominium, as well as its governance.
Common areas are shared common amenities such as swimming pools, function rooms, and playgrounds. There is also the regular maintenance for the common equipment such as the elevators, water pumps, and lobby and hallways.
The monthly association dues are used for building maintenance and repairs, taxes and licenses, wages of condominium employees (property management staff, maintenance staff, security personnel, etc.), utility expenses for common areas, and other miscellaneous fees needed to keep the building and all shared spaces well-maintained and working properly.
